Playa Venao vs Playa Raya: How to Choose
By Gustavo Szuchman, Papaya Holdings · Published · Last updated
Choose Playa Venao if you want an established town with rental demand today; choose Playa Raya if you want lower land prices and can wait for the area to develop. The table below compares both.

The 60-second answer
Playa Venao and Playa Raya are not competing destinations. They are two stages of the same coastal market, about five minutes apart. Venao is what the area looks like once it is built; Raya is roughly where Venao was eight to ten years ago.
- Choose Playa Venao if you want to use the property within 12 months, need services nearby, or want rental income soon.
- Choose Playa Raya if you can wait 2–5 years, are paying cash, prefer quiet, and want to buy before prices mature.
- Do both if you have the time and capital: land in Raya for the long term, a finished home in Venao for use and income. Many experienced buyers diversify by stage rather than by country.
Side by side
| Topic | Playa Venao | Playa Raya |
|---|---|---|
| Market stage | Established, active | Early |
| Drive from Pedasí | ~30 minutes | ~35 minutes |

| Resale liquidity | Better | Lower |

Why Playa Raya is the next chapter, not just the cheaper option
- The wave: Raya's wave is more consistent and less crowded. Surfing built Venao's economy.
- Services: Venao has them; Raya is five minutes from them today and should have its own within a few years.
- Infrastructure: Venao's is in place; Raya's is mid-way: boardwalk permitted, roads being upgraded, water capacity expanding.
- Rentals: Venao has a mature rental market; Raya is roughly where Venao was around 2018.
The real question is not which is better, but which stage of the curve you want to enter.
The pricing argument
Beachfront land costs roughly $1,000 per m² in Venao and $400 per m² in Raya: the same coast, about 60% apart. That gap reflects real risk (lower liquidity, fewer services, infrastructure timing), not a promise that it will close.
Three buyer types and our recommendation
| You are… | Our recommendation |
|---|---|
| Lifestyle buyer: "I want to live there or use it within a year" | Playa Venao. The infrastructure for daily life is there. Casa Valley (finished) or Venao Cove (pre-sale) |
| Yield investor: "Income matters most" | Mostly Playa Venao, where the rental demand and management are. Raya land can outperform over 7–10 years for cash buyers, but income comes from Venao |
| Early entrant: "I have time and capital and want the next decade of growth" | Playa Raya, especially land. Be honest about your timeline |
What this comparison does not cover
Family versus single life, specific parcels, tax treatment in your home country, and whether to buy at all right now. Those depend on your situation; ask us, and your accountant.
