Playa Venao Real Estate: The Honest 2026 Guide for Buyers
By Gustavo Szuchman, Papaya Holdings · Published · Last updated
Playa Venao is a surf town on Panama's Azuero Peninsula where demand from foreign buyers has grown faster than the supply of titled land. This guide covers current prices, the main areas, rental demand and how to buy safely.

What Playa Venao is in 2026
Playa Venao is a horseshoe-shaped bay on the southern Pacific coast of Panama, on the Azuero Peninsula in Los Santos Province. It is about five hours from Panama City by road, 30–40 minutes from the town of Pedasí and about 30 minutes from Pedasí airport (PDM).
Ten years ago it was a surf spot. Today it is a small residential and investment market with:
- a year-round population of roughly 500–800 residents, depending on how seasonal stays are counted;
- reliable fibre-optic internet;
- a working economy of restaurants, cafés, yoga studios, surf schools and service businesses;
- a new international school campus in development;
- improving road, water and power infrastructure;
- an expansion corridor into neighbouring Playa Raya.
Who is buying here
Most buyers are no longer surfers looking for a weekend house. We see four profiles, and most clients combine two or three:
| Buyer | What they want | Typical budget / horizon |
|---|---|---|
| Lifestyle | A primary or long second home, turnkey, in a community within walking distance of the beach | $400,000–900,000 for a finished home in a gated community |
| Investor | Rental income plus appreciation; short-term in high season, longer lets in the shoulder months | Multi-year hold; see realistic yields |
| Family | Climate, larger lots, a pool and access to the new international school | Often builds rather than buys turnkey |
| Remote worker | A base in a US-dollar economy with good internet | Smaller homes or land to build later; longer horizon |
Buyers come mainly from North America, Europe and Israel.
What Playa Venao real estate costs (mid-2026)
According to independent market data published by compoundwithfriends.com in 2026:
| Measure | Playa Venao |
|---|---|
| Median home price | $672,500 |
| Median price of built area | ~$3,293 per m² |
| Median land price | ~$106 per m² |
| Beachfront land | ~$1,000 per m² |
Most asking prices sit between $400,000 and $1,000,000. Land prices vary widely with size, slope and distance to the beach: large raw parcels can trade at $18–28 per m², while small beach-adjacent lots reach $350–650 per m². Always read a land price together with the lot size.
For comparison, Casa Valley is $590,000 for a finished 3-bedroom villa, and Vista Verde lots are $95 per m².
Property types in Playa Venao
- Turnkey homes in gated communities. Finished and ready to use, often in communities such as Marvalley. Lowest execution risk, highest price per m². Example: Casa Valley.
- Pre-construction villas. Sold during construction, usually 12–18 months before delivery, typically 10–20% below equivalent finished homes. They carry real delivery risk; read the pre-construction risk guide.
- Boutique villa projects. Small clusters of 3–10 homes, led by architecture and scarcity. Example: Venao Cove, three Spanish Revival villas.
- Building lots. From about 600 m² in gated communities to several thousand m² on the hills. Beach-adjacent lots are now scarce and priced accordingly.
- Development parcels. Larger entitled tracts for developers.
Papaya Holdings does not sell fractional ownership, REIT-style structures or Right of Possession land; we do not believe they protect international buyers.
How Playa Venao compares with other Panama beach markets
| Market | Compared with Playa Venao |
|---|---|
| Coronado | More developed and suburban, closer to Panama City. Suits buyers who want a city-adjacent beach life; less scarcity in pricing |
| Bocas del Toro | Caribbean coast, tourism-driven, more rain and occasional access disruption. A different lifestyle entirely |
| Santa Catalina | More remote, slower infrastructure, smaller community; closer to where Venao was 8–10 years ago |
| Pedasí | 30–40 minutes away; a traditional Panamanian town with services and a smaller international community. Better for full-time owner-occupiers; Venao is better for rental investors and lifestyle buyers. See Playa Venao vs Pedasí |
What sets Venao apart is the combination of proven international demand, limited land, an established small-town economy and an expansion corridor (Playa Raya) for buyers who arrive after the core has priced in. See more locations in Panama's top beachfront real estate locations.
Rental demand: what it really looks like
Demand exists all year but is uneven:
| Season | Months | Demand |
|---|---|---|
| High | December–April | Peak rates, near-full occupancy for well-positioned homes |
| Shoulder | May–July, November | Moderate; prices soften |
| Green (rainy) | August–October | Weakest months; surf is still good |
Realistic planning assumes 50–70% occupancy across the year for a well-managed short-term rental, not 85%. Income depends on management quality, distance to the beach and restaurants, build quality, pool, air conditioning, internet and photography. Read rental income in Playa Venao for gross versus net yields.
Common buyer mistakes
- Buying Right of Possession land thinking it is titled. It cannot be mortgaged and is far riskier. Verify title on every parcel; see can foreigners own property in Panama?
- Wiring deposits to a personal account. Use escrow. A developer who refuses escrow has answered your question.
- Assuming "pre-sale" means cheaper. Compare with finished homes.
- Underestimating carrying costs. Budget 3–6% of the property value per year, not 1–2%.
- Expecting rental income on day one. Setup, photos, management and first reviews take months.
- Not visiting. Internet, roads, neighbours and noise are invisible on a screen.
